Foundation and waterproofing work in Genesee
The Town of Genesee is rolling Kettle Moraine country, and most homes here sit on generous lots with open land running uphill of the house. That's beautiful until a heavy summer storm hits all at once and the water has a long, clear path across the yard straight to your foundation. Walkouts are common, and so is the pattern that comes with them: a dry low side and a high side wall that soaks up runoff, swells the clay behind it, and starts to crack.
On a lot this size, we look at the whole route water takes before touching the wall. Exterior waterproofing gives the most thorough result: we dig to the footing, repair the wall, add a membrane and dimple board, lay new weeping tile in washed gravel and regrade the backfill so it sheds water away. If the wall has moved, carbon fiber straps or steel I-beams come first. Interior drain tile with a battery backup sump, sealing, egress windows and support beams are all on the table, and when the Town of Genesee requires a permit, we pull it.
