Foundation and waterproofing work in Delafield
Hillside lots define a lot of Delafield. Many homes here are built into a slope with a walkout on the low side and a buried back wall on the uphill side. That back wall carries the load. Rain and spring snowmelt run downhill, soak the glacial clay behind it, and push water and pressure against the concrete. Homes closer to Lake Nagawicka add a higher water table to the mix. So when a Delafield basement leaks, the uphill wall is usually where we start looking.
Our crew drives over from our shop in Waukesha, and we have been doing this work since 1998. On a slope we often recommend exterior waterproofing along the buried wall: dig to the footing, membrane, dimple board and new weeping tile in washed gravel, then grade the backfill so runoff heads away. Interior drain tile with a sump pump suits other homes. We also brace bowing walls, seal cracks and put in egress windows, and when the City of Delafield requires a permit, we pull it.
