Foundation and waterproofing work in Summit
Summit is classic Lake Country: lakefront homes, open farm fields and newer builds spread over rolling ground between Oconomowoc and Delafield. That rolling ground is beautiful, and it also sends water downhill toward whatever house sits at the bottom of a slope. After snowmelt or a hard summer storm, runoff collects along the uphill wall of a basement and soaks into the clay there. The result is usually one wet wall, one bowing wall, or a crack that only leaks on the side facing the hill.
We walk the lot as well as the basement, because in Summit the grade often explains the problem. Exterior waterproofing with new weeping tile, dimple board and graded backfill fixes a wall that's taking the brunt of the slope. Interior drain tile and a sump pump with battery backup handle groundwater and seepage from inside. For walls that have started to move, we use carbon fiber straps or steel I-beams. Egress windows, interior sealing and steel support beams round it out. When the Village of Summit requires a permit, we pull it.
