Interior Drain Tile for Summit homes
Summit spreads across Lake Country between Oconomowoc and Delafield, and the land rarely sits flat. Lakefront homes, farm fields and newer builds all share the same rolling ground, and when a heavy storm comes through, the water runs downhill until something stops it. Too often that something is a basement wall. In Summit, the house that sits below a slope or a field tends to be the one with water along the floor.
Runoff soaks into the clay on the uphill side and builds pressure against the foundation. It finds the joint where the wall meets the floor, then spreads. On the lakefront, groundwater rises with the lake and adds pressure from below. Interior drain tile deals with both. A perimeter pipe under the slab, set in washed gravel beside the footing, collects the water and carries it to a sump crock, where a pump sends it out.
We start by walking outside with you. Where the ground slopes, where the downspouts empty and where the field drains all tell us which walls take the most water. Then we lay out the tile inside, choose a spot for the crock and size the pump for storm runoff, with a battery backup for outages. When the Village of Summit requires a permit, we pull it.
