Foundation Repair for Summit homes
Summit covers a wide slice of Lake Country between Oconomowoc and Delafield, and very little of it is flat. Lakefront homes, farm fields and newer builds all share rolling ground, and water always heads downhill. When a house sits below a slope or at the bottom of a long field, every spring thaw and summer downpour sends runoff straight toward the foundation. The glacial clay soaks it up, swells, and presses hard on the uphill wall.
That uphill wall is usually where we find the problem in this village. Block walls bow inward and crack in a horizontal line where the soil load is heaviest. Poured walls on newer homes crack and seep where runoff pools against them. Lakefront houses deal with groundwater that rises with the lake each spring. Farm properties may have older foundations with decades of frost cycles behind them. Each setting puts pressure on the wall from a slightly different direction.
We start by walking the outside and reading the grade, then measure the walls inside. A crack that only leaks gets sealed with structural sealant or hydraulic cement. A wall that is moving gets carbon fiber straps for an early bow or steel I-beams anchored at the floor and joists for more. We'll also point out grading and downspouts that feed the problem. When the Village of Summit requires a permit, we pull it.
