Foundation Repair for Nashotah homes
Nashotah is a small Lake Country village set between the Nashotah lakes, best known as the home of Nashotah House seminary. Many houses here sit on wooded lots with water close by on more than one side. It's a quiet place to live, and it asks a lot of a basement. Groundwater around the village rises and falls with the lakes, so in spring the soil around a foundation can stay soaked for weeks at a time.
Trees add their own twist. Big roots draw moisture out of the clay in a dry summer, then the clay swells again when fall rain and spring snowmelt return, and that swing works a foundation back and forth. Shade keeps the ground on the north side of a house wet longer. Put those together with lake-level groundwater and Wisconsin frost, and we often find cracks near the lowest corner of a home and walls that have started to lean where the soil stays wettest.
Our crew comes out from the Waukesha shop and starts by measuring. If a wall has only cracked, we seal it with hydraulic cement or structural sealant. If it has started to bow, carbon fiber straps can hold it, and steel I-beams anchored at the floor and joists take on walls that have moved further.
