Nashotah is a small Lake Country village tucked between the Nashotah lakes, with wooded lots and quiet streets. It's also home to Nashotah House, the seminary that gives the place a lot of its history. Homes here sit among trees and close to water, which is exactly why so many basements in the village fight moisture. When the lakes come up, the ground around the houses gets wetter too.
Groundwater in Nashotah tends to rise with the lakes after snowmelt and long stretches of rain. That water presses on the foundation from the soil side, and it looks for any way in. On wooded lots the ground stays shaded and damp longer, and roots near the house can crowd old drain tile at the footing or leave it clogged. A basement that was dry for years can start showing wet corners and stained block.
Exterior waterproofing takes on that pressure outside the wall. We dig to the footing, clean and repair the foundation, then apply a liquid waterproof membrane and cover it with dimple board. New weeping tile goes in at the footing with washed gravel, and graded backfill sends surface water away. We work carefully around mature trees and talk through any that sit too close. When the Village of Nashotah requires a permit, we pull it.
