Exterior Waterproofing for Okauchee Lake homes
Around Okauchee Lake, the lots are close together and the houses keep changing. A lot of what stands today began as small cottages that were rebuilt, raised or expanded over the years. The side yards are narrow, the neighbors are close, and many homes sit only a few feet above lake level. That adds up to basements that deal with water from almost every direction.
When a house sits that close to the lake, groundwater is never far below the floor. In spring it rises and pushes on the walls and at the wall-floor joint. Rebuilt cottages often have mixed foundations, with an old section and a newer one joined together, and that seam is a common leak. Narrow side yards also mean roof and yard water from two houses can end up in the same small strip of ground by your wall.
We plan exterior waterproofing around tight spaces. The crew digs along the wall to the footing, repairs it, and seals it with a liquid waterproof membrane and dimple board. New weeping tile goes in at the footing in washed gravel, and backfill is graded to push water away from the house. On a side too narrow to excavate, interior drain tile is the option we'll walk you through. When the Town of Oconomowoc requires a permit, we pull it.
