Foundation and waterproofing work in Okauchee Lake
Around Okauchee Lake in the Town of Oconomowoc, homes sit close together on narrow lake lots, and many started as small cottages that were later rebuilt or expanded. That history leaves basements with some quirks. An original foundation may sit next to a newer one, floors may be only a few feet above lake level, and a side yard may be too narrow to fit an excavator. Groundwater near the shore rises with the lake, so water pressure under the slab is a regular part of life for many of these houses.
Tight lots make interior work the natural first choice. Interior drain tile goes in from inside along the walls, feeding a sump crock with a pump and battery backup, with no digging in a side yard you share with the neighbors. Where exterior waterproofing is really needed, we plan the dig around the space available. We also seal cracks where old and new sections meet, brace bowing walls with carbon fiber or steel, set steel support beams, and install egress windows and vapor barriers. When the Town of Oconomowoc requires a permit, we pull it.
