Foundation and waterproofing work in North Lake
Around North Lake, a lot of today's year-round houses started out as summer cottages. Over the decades they got winterized, raised, and added onto, and the basements show it. The original part may sit on a shallow block or poured foundation built for a seasonal place, with a newer addition on its own footing next to it. Lake-level groundwater sits close to those floors, so a wet spring or a heavy summer storm can push water in at the joint, through cracks, or right where the old and new foundations meet.
We start by figuring out which foundation is which, because they rarely behave the same. Interior drain tile and a sump pump with battery backup are the usual answer to lake-level water, and they go in without digging up the yard or the shoreline landscaping. Cracks get sealed, bowing walls get carbon fiber or steel bracing, and a sagging floor in an old cottage section can get steel support beams. We also handle interior sealing, vapor barriers and egress windows. When the Town of Merton requires a permit, we pull it.
