Interior Drain Tile for North Lake homes
A lot of houses at North Lake started out as summer cottages. Over the years people winterized them, added rooms and moved in for good, and the basements came along for the ride. Many are shallow, built when nobody expected to store much down there. Sitting that close to the lake, the ground beneath them holds water near lake level, and in wet seasons it comes right up to the slab.
Additions make it trickier. A cottage basement might have one wall of old block, a newer poured section under a family room, and a porch that got closed in on its own footing. Each part meets the next at a joint, and those joints leak. Interior drain tile follows the perimeter wherever the basement goes, collects water at the footing on every section, and brings it to one sump crock with a pump and battery backup.
Shallow basements take some care. The footing may sit only a little below the floor, so we trench carefully and keep the pipe low enough to catch water while leaving the footing undisturbed. We look at every section of the house during the inspection and show you where each foundation meets the next.
