Exterior Waterproofing for Hartland homes
Hartland's older homes cluster around the historic downtown and the Bark River, and many of them were built long before anyone put a membrane on a foundation. Their walls were often left bare below grade, and whatever drain tile the builder laid has had decades to silt up. When we look at a wet basement near the village center, we usually find water coming through old mortar joints or at the base of the wall, especially in spring when snowmelt saturates the ground near the river.
The newer subdivisions around Hartland were built for Lake Country commuters, with poured walls and more modern drainage, yet glacial clay still does what it does. It swells when wet, freezes deep, and leans on the foundation every season. A few years in, a vertical crack opens, or water starts showing up where the wall meets the floor. It's a different house with a familiar problem. For both, the fix that lasts is sealing the outside of the wall and rebuilding the drainage at the footing.
That means digging down to the footing along the walls that leak, cleaning the concrete and patching cracks, then applying a liquid waterproof membrane. Dimple board goes over it to protect the membrane and let water fall straight to new weeping tile bedded in washed gravel. We backfill and grade so rain moves away from the house. If you commute, we can meet you for the inspection on a weekday evening or a Saturday, and most of the work happens outside while you're gone. The Village of Hartland permit, when one is required, is ours to pull.
