Exterior Waterproofing for Chenequa homes
Chenequa homes sit on big wooded lots around Pine Lake and Beaver Lake, and many of them are older lake houses with stone, block or early poured foundations. When water gets into one of those basements, it usually comes from outside: saturated clay against the wall, lake-level groundwater, and spring snowmelt that has nowhere to go. Exterior waterproofing goes after that water where it starts. We dig down to the footing, clean and repair the wall, and seal it from the outside so the basement stays dry for good.
The hardest part of excavating on a Chenequa estate is usually everything above the dig. Long driveways, mature trees, stone walls and planted beds that took years to grow in. Before any machine shows up, we walk the property with you, mark what has to be protected, and plan the access route and where the soil will sit during the job. Plantings along the wall can be lifted and set aside. We keep the trench as narrow as the wall allows and put the ground back graded away from the house.
Down at the wall, the work follows the same order every time. Cracks get repaired, a liquid waterproof membrane goes on, then dimple board to hold water off the concrete and let it drain down. New weeping tile goes in at the footing in washed gravel, and the backfill is graded so surface water runs away. Nick or Luis will look at the house first and give you a written quote. When the Village of Chenequa requires a permit, we pull it.
