The Town of Genesee is rolling country. Kettle Moraine hills fold across the landscape, homes sit on hillsides and on large lots, and walkout basements are everywhere. What that means for a foundation is water with a long way to travel. Rain and snowmelt run across open fields and lawns, pick up speed down the slope, and end up against the uphill side of the house. The clay there soaks it in, swells, and leans on the basement wall.
Over time you see it in the concrete. Uphill walls pick up horizontal cracks and start to bow inward. Walls that step down with the grade crack on a diagonal at the step. Corners can settle where the soil stays wettest. Before anything else, we measure each wall, check the direction of the cracks, and look at where the runoff is coming from across your land. The numbers decide the plan, and a crack that isn't moving only gets sealed.
For walls that are moving, carbon fiber straps handle early bowing and steel I-beams anchored at the floor and joists hold walls that have gone further. Cracks are closed with hydraulic cement or structural sealant. It all goes in from the basement side whenever the wall allows.
