Wales sits in hill country on the edge of the Kettle Moraine, near Genesee and Delafield, and plenty of its homes stand on high ground or step down a slope. You might expect a hilltop house to stay dry. The trouble lies a foot or two below the grass. Under the topsoil is dense clay that holds water, and every spring groundwater works its way up through it and surfaces around foundations as the frost lets go.
When that happens, the clay against your basement wall swells at the same moment the frost is heaving it. Block walls answer with stair-step cracks and a slow lean. Poured walls crack vertically and sometimes weep. On a sloped lot the wall facing uphill usually takes the worst of it. We measure every wall, note which way the cracks run, and figure out whether the wall is still moving or has settled and stopped.
Then the fix matches what we found. Hydraulic cement or structural sealant closes a stable crack. Carbon fiber straps brace early bowing, and steel I-beams anchored floor to joist hold walls that have moved further.
