Foundation and waterproofing work in Franklin
Franklin grew up fast from the 1980s onward, and most of the subdivisions across the southwest corner of Milwaukee County went in on poured concrete foundations. Poured walls are strong, but as the concrete cures it shrinks, and that leaves thin vertical cracks that run from the top of the wall toward the floor. For years they stay dry. Then a wet spring loads the clay backfill with water and one of those hairline cracks starts to weep. That's the call we get most often from Franklin.
The other two things we see here are sump pumps that click on every few minutes and window wells that fill up like buckets during a storm. A constantly cycling pump usually means the lot drains toward the house or the pump is undersized, and we can fix both inside the basement. Shrinkage cracks get injected with structural sealant from the inside. When the water problem is bigger, we add interior drain tile, dig and waterproof from outside, or put in an egress window with a proper drained well. Steel beams and wall bracing are there if a wall has actually moved. When the City of Franklin requires a permit, we pull it.
