Interior Drain Tile for Franklin homes
Franklin grew fast from the 1980s on, and most of the subdivisions from those years sit on poured concrete foundations. Poured walls are strong, but they shrink as they cure, and a thin vertical crack often opens a few years in. In a wet spring that crack starts to weep, water pools along the base of the wall, and the sump pump in the corner runs so often you can hear it from upstairs. A pump that cycles constantly is telling you something. Sometimes the original drain tile has silted up or was only run along part of the house, so water reaches the pit slowly and from the wrong places. Sometimes the grading has settled and window wells fill with water that ends up inside. We check the pump, the crock, the wells and the cracks, then decide whether new perimeter drain tile, a crack seal, or both will get the basement dry.
New drain tile goes in from inside. We trench the slab along the walls, set perforated pipe in washed gravel beside the footing, and bring it to a fresh sump crock with a primary pump and battery backup.
