Foundation Repair for Franklin homes
Franklin grew subdivision by subdivision from the 1980s on, and almost every house in those neighborhoods sits on a poured concrete foundation. Poured walls are strong, but concrete shrinks as it cures, and that leaves thin vertical cracks. In a Franklin basement you'll often find one or two running from the top of the wall down toward the floor, sometimes damp at the bottom after a storm. Most of the time they're a sealing job, and we tell you so.
The warning signs we look for are different. A crack that is wider at the top than the bottom, a wall with a horizontal line through it, or a section pushing inward all point to pressure from the clay outside. So does a sump pump that runs constantly through spring, or window wells that fill like buckets. Those tell us the soil around the house stays saturated, and saturated clay pushes hard on the wall.
For shrinkage cracks we inject structural sealant from inside so the crack is closed through the whole wall. When a poured wall has actually started to move, carbon fiber straps or steel I-beams anchored at the floor and joists hold it where it is.
