River Hills homes are large and custom-built, set back on big wooded lots, and their basements are just as generous. A long foundation wall holds back more soil than a typical house does, and in River Hills that soil is the same heavy glacial clay that swells with snowmelt and freezes deep every winter. The Milwaukee River passing through the village keeps some low areas wet. Over time, one section of a long wall can crack or bow while the rest stays true.
Most of these basements are finished, often with custom millwork, built-ins and flooring you'd hate to lose. So we treat the inspection like a survey. We walk the full length of each wall, check it section by section with a level and string line, and mark only the stretch that needs work. That lets us plan a repair that opens up as little of the finished space as possible.
Access matters here too. Long driveways, heavy landscaping and mature trees are all things we'd prefer to leave alone. Crack sealing, carbon fiber straps and steel I-beams anchored from the floor to the joists all happen from inside, so the grounds stay as your landscaper left them.
