Foundation Repair for Fox Point homes
In Fox Point, the maples and oaks shading the mid-century homes along the Lake Michigan bluff have had decades to spread their roots toward the house. Those roots drink the clay dry in late summer, then fall rain and spring snowmelt soak it again. Clay that keeps swelling and shrinking right against a basement wall is hard on block and poured concrete alike, and it shows up as cracks that open a little more every year.
Then there are the downspouts. On plenty of mid-century houses they still end a foot or two from the wall, so a heavy storm drops a whole roof's worth of water into the soil at the foundation. That soaked patch freezes deep in winter and pushes. When we find a corner crack or a wall bowing near a downspout, the two are almost always related, and a lasting fix deals with both the wall and the water.
Our visit starts with a tape, a level and a look at where the water lands. Small cracks get hydraulic cement or structural sealant. A wall that has started to lean gets carbon fiber straps, and one that has moved further gets steel I-beams anchored at the floor and joists. The bracing all goes in through the basement, so the garden beds and big trunks outside stay as they are. We pull permits when the Village of Fox Point requires them.
