Exterior Waterproofing for Fox Point homes
Fox Point is full of mid-century homes shaded by trees that were young when the houses went up. Those trees are big now, and their roots reach the foundation. Add downspouts that empty a foot from the wall, and the soil along the basement stays soaked every time it rains. Clay on the Lake Michigan bluff holds that water tight against the block or poured wall, and after enough springs it finds a crack.
The fix we trust most for this is exterior waterproofing. We dig beside the wall to the footing, clean off years of soil and film, and repair cracks and loose spots. A liquid membrane seals the wall, dimple board protects it, and new weeping tile at the footing, bedded in washed gravel, carries water away. Before we leave, we regrade the backfill and extend the downspouts so the roof water lands well away from the house.
