Exterior Waterproofing for Bayside homes
Bayside homes sit under big trees on the North Shore bluff above Lake Michigan, and that shade is lovely until you look at the soil next to the foundation. Yards that barely see the sun stay damp for weeks after a rain. Leaves clog gutters, roots crowd the walls, and snowmelt soaks into heavy clay that holds it against the basement all spring. On the lots that drop toward a ravine, runoff from uphill ends up pressing on the back wall first.
That constant moisture is why exterior waterproofing makes sense here. We excavate to the footing, clean and repair the wall, and roll on a liquid waterproof membrane. Dimple board goes over it to keep soil off and let water fall to the new weeping tile, which sits in washed gravel at the footing. When we backfill, we grade the soil so it sheds water away from the house and toward the slope where it belongs.
Working around mature trees takes some thought. We map the roots before we dig, keep the trench as tight as the job allows, and talk with you about any tree that is too close to save the wall.
