Drive through Brown Deer and you'll pass street after street of postwar ranches and split-levels. Most of them sit on concrete block basements that are now fifty to seventy years old. Block holds up well for decades, but every spring the clay around it fills with snowmelt, and every winter the frost goes deep. Split-levels bring their own quirk. The lower level is only partly below grade, so one wall carries soil on the outside while the room inside is finished as a family room or den. We look at the whole lower level, check where the grade sits against the house, and sort out which wall is moving and which one is simply damp.
Once that picture is clear, the fix is usually straightforward. Cracks get sealed with hydraulic cement or structural sealant. A block wall with a slight bow gets carbon fiber straps, and one that has moved more gets steel I-beams tied into the floor and the joists.
