Interior Drain Tile for New Berlin homes
New Berlin covers a lot of ground, and its homes span several decades. You find 1950s ranches on one end of town, 1970s split-levels in the middle, and 1990s houses on larger lots farther out. The split-levels bring a particular headache: the lower family room sits partly below grade, often with a thin slab and a wall that meets the dirt on one side. When the clay soaks up spring snowmelt, that lower room is where the seepage shows up first.
Interior drain tile handles it from inside the house. We cut a narrow trench along the below-grade walls, lay perforated pipe in washed gravel at the footing, and run it to a sump crock. A pump sends the water out and a battery backup takes over if a storm cuts the power. In a split-level, we plan the trench around the partial walls and stairs so every foot of below-grade wall gets covered.
