Exterior Waterproofing for New Berlin homes
New Berlin covers a lot of ground, and its houses cover a lot of decades. Ranches from the 1950s sit a few miles from split-levels built in the 70s and 80s and newer homes from the 90s. The split-levels are the ones that surprise people. That lower family room sits only partly below grade, so the soil outside is right at window height, and when the clay gets saturated in spring, water seeps through the wall under the carpet or finds the joint where wall meets slab.
That half-buried wall can be handled directly from the yard. We excavate along the foundation down to the footing, which on a split-level is often a shallower dig, clean and repair the wall, and apply a liquid waterproof membrane. Dimple board covers it, new weeping tile goes in at the footing bedded in washed gravel, and the soil comes back graded away from the house. On a full ranch basement it's the same system, only deeper.
