Saint Francis sits right on Lake Michigan between Milwaukee and Cudahy, and a lot of its homes went up in the years after the war. Many of those basements were finished decades ago with paneling, carpet and a drop ceiling, and for a long time they stayed dry enough. Now the paneling is warping at the bottom, the carpet smells musty, and a stain is creeping out from the corner. Weather off the lake brings heavy wet snow and soaking rains, and after enough seasons the water finds its way in.
Most of the time that water is coming in at the base of the wall, where it meets the floor, and it spreads under the finished space before anyone sees it. Interior drain tile catches it right there. We pull back the finish along the walls, trench the slab, lay perforated pipe in washed gravel, and send the water to a sump crock with a main pump and a battery backup. The rest of the finished room stays in place, and the bottom strip can go back together once the floor is patched.
