Foundation Repair for South Milwaukee homes
South Milwaukee has a big stock of early-1900s houses, many of them near Grant Park and the lakeshore, and plenty of owners here are in the middle of renovating one. Somewhere in that project, someone goes down to the basement and finds a wall that's been patched three different ways. We see this in South Milwaukee all the time. Old block and brick foundations can be put right, but first somebody has to figure out what's under the patches.
A hundred years of freeze and thaw, spring snowmelt and heavy wet clay have worked on these walls. Brick foundations lose mortar and start to shed. Block walls crack along the joints and can bow inward in the middle. Past owners often smeared cement over the cracks or painted the walls, which hides the problem for a while and makes the next repair harder. Getting a good bond means cleaning back to sound material first.
We take off the failing patches, check how much the wall has moved, and look for where water gets in. Cracks are sealed with hydraulic cement or structural sealant. Walls with early bowing get carbon fiber straps, and walls that have moved further get steel I-beams anchored from floor to joist. If you're renovating, we'll time the work so it happens before the new finish goes up. When the City of South Milwaukee requires a permit, we pull it.
