Vernon is marsh and wetland country. Much of southern Waukesha County's open land runs through here, including the Vernon Marsh area along the Fox River, and the ground holds water like a sponge. Yards stay soggy well into spring, the water table sits high, and in a lot of Vernon homes the sump pump barely rests from March through May. When that pump falls behind, or the power goes out during a storm, water comes up at the floor joint and through cracks in the slab.

We trench interior drain tile beneath the floor at the walls, tie it into a properly sized sump crock, and add a heavy-duty pump with battery backup, sometimes two pumps. Exterior waterproofing with new weeping tile and washed gravel makes sense when walls are wet from top to bottom. Cracked or bowing walls get sealed or braced before anything else.
